The Cyprus golden visa in 2026 is a permanent residence permit (Immigration Permit) under Regulation 6(2) of the Aliens and Immigration Regulations, issued through a fast-track procedure. The investor puts at least €300,000 into one of four categories: new housing from a developer (first sale, plus VAT), commercial property, the share capital of a Cyprus company with 5 employees, or units of Cyprus investment funds. A secured income from abroad of at least €50,000 a year is also required, plus €15,000 for a spouse and €10,000 for each child. The government fee is €500 and the indicative processing time is about 2 months. The right of residence is unlimited, but the investor may not work in Cyprus except as a director of the company invested in. The programme gives no citizenship. Checked against the Migration Department criteria (4th revision, in force since 02.05.2023) on 10.10.2026.

The money must come into Cyprus from abroad: from the account of the applicant, the spouse or a company of which they are the sole shareholders. For property, funds from domestic Cyprus borrowing do not qualify. Selling the investment without immediately replacing it with one of equal value leads to cancellation of the permit.

The investor's family

The permit covers the spouse and children under 18. Unmarried children aged 18–25 who study at a university abroad and depend financially on their parents file a separate application, and the parents show an extra €10,000 of income for each such child. For financially independent adult children, the investment is multiplied: €600,000 with one adult child, €900,000 with two. If the investor's permit is cancelled, the family members' permits are cancelled too.

Procedure

Choose and make the investment
Transfer funds from abroad to the seller's or company's account with a Cyprus financial institution.

Prepare the file
Form MIP2, checklist, income affidavit, statement of non-employment, translations and certification.

File the application
In person at the Migration Department or through an authorised representative; government fee €500 plus €70 per person for the Alien Registration Certificate.

Decision
The case is handled under the expedited procedure and submitted to the Deputy Minister of Migration for decision; about 2 months on average.

After approval
Take up residence in Cyprus within a year and confirm annually that the investment is kept.

When the permit is lost

  • The family has not taken up residence in Cyprus within a year of approval.
  • Absence from Cyprus for 2 years, or permanent residence acquired in another country.
  • Disposal of the investment without replacement, failure to provide evidence, criminal record issues.

The right of residence itself is unlimited; the card is valid for 10 years and must be replaced. Cards for minors are valid until age 18.

The programme gives no citizenship. The citizenship-by-investment programme is closed: applications were accepted only until 30.10.2020. An investor permit holder can later apply for naturalisation on the general terms: 7 years of residence, Greek B1 and a test.
